Step 1
Create your Buyer Profile
Creating your buyer profile is FREE and you’re under no obligation to work with me. The advantage of creating a profile is the advanced search tools you are provided to find your new home.
Once your profile is established, you’ll be able to specify properties criteria, and automatically be notified of existing listings that may be of interest. Then as new listings come on the market you will be sent all the listing information prior to the listing coming online on the MLS. Step 2
Finding the right Community to live
Finding the right community to buy your home is important to ensure that the area you live in provides you with all the needs and amenities you require. Unsure of where you want to live? Or you just want to learn more information about a specific community?
Using my website, you can choose from the communities of Ottawa, Kanata, Dunrobin, Stittsville, Carleton Place or Almonte and see what area is the best match for you. Step 3
Mortgages & Financing

Step 5
Viewing Properties
When you find homes you like you won’t have to call multiple agents and arrange with them to see the properties. I can provide additional information on all properties and will take care of organizing and booking you private showings to any listing regardless of the brokerage.
I can even show you newly built homes and homes that are for sale by owner. Did I mention these services are Free and there are no obligations?

Step 6
Making an Offer
Once you find a home you wish to purchase I will help guide you through the paperwork and we will submit an aggressive offer on the property. Together we will evaluate items like cost, condition, market price for the area, the homes sales history and other aspects of the property.
A key part in making an offer is knowing the market conditions and the circumstances surrounding the property. My experience will help advise you on these matters as well as submit an offer with the appropriate conditions to protect your needs.
We will prepare an agreement to purchase the home and submit it to the seller’s agent for consideration. The seller’s agent will then review the offer with their buyer to accept, reject or send a counter offer.
Step 7
Negotiating your offer
In most circumstances you should expect to receive a counter offer on your submitted offer. With an aggressively placed offer, the seller will often counter back and this can happen a few times.
There are many factors to consider in negotiating an offer such as if there are multiple offers on the property, how motivated the seller is to sell and the current market conditions of the area. Once we have reviewed the circumstances surrounding your offer and discussed your options it will then be your decision as to how you wish to proceed.
Once acceptance of the offer is received, we then work together in completing all the conditions outlined in the offer to meet our agreed upon timeline. I have many contacts with vast knowledge and experience that make the condition process of the offer go smoothly and quickly.
Step 8
Meeting Conditions
A typical condition in an offer is a home inspection. A Qualified home inspector’s report will review the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, visible insulation, walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.
Many buyers also may require additional services not included in a typical home inspection, such as mold, asbestos, radon testing, and /or energy audits. If you are purchasing a rural property you may also have a condition for a septic and /or well inspection. Whatever your requirements I can point you in the right direction and recommend trusted, qualified professionals to make sure you have the proper information about the condition of the property.
I will also assist you in solving any problems identified during the home inspection. This may include investigating particular issues further with specific qualified professionals, negotiating the sale price or having the seller rectify problems prior to closing.
Step 9
Closing
Closing is the final step in your real estate transaction. The closing date is negotiated within the offer and is when ownership of the property is transferred to the buyer.
Various actions need to happen prior to closing and are typically carried out by your lawyer. This includes transferring over the title and assets outlined in the agreement of purchase and sale and arranging any adjustments on the property. Once complete you get the keys and you are ready to move!

Step 10
Moving In
Congratulations! Now it’s time for the big move. You will receive my Home Moving in Package which will assist you with picking a moving company and making sure your utilities are connected when you arrive. The package also contains important municipal and community numbers.
