Home Staging

First impressions mean everything and you often will get only one chance to showcase your home to a potential buyer.  Before listing your home it is important to prepare it aesthetically to ensure your house is seen in its best condition.  Before you list you will be given a “Prepare your home for sale checklist” which points out all the prep work to listing your property.

On request Chantal can also hire a staging service professional to help get you a profitable sale.  This service includes a personal consultation where the stager will go through your home room by room and help you prepare it to look its best.  Other packages are also available and can be discussed further to determine your needs and ensure they are met.

Professional Photography

All homes listed with Chantal Nephin will have a professional photographer shoot your property for our print and online marketing campaigns.

These beautiful photographs are showcased on chantalnephin.com, the MLS and various other websites with easy available links to print, email or share with various social media sites. They are also used in postcards, brochures ads and other print media.

Listing Syndication

Listing syndication is the process of posting your property on other online real estate portals and search engines.

With over 88% of buyers finding their home online, syndication is no longer just an option.  I ensure your listing gets lots of exposure by partnering with over 50 websites including: Point2Homes, Kijiji, Craigslist, Hometrader, Househounting.ca, Zoocasa, Homefinder.ca, Oodle and more!

In addition to partner publishing, your home will also be featured on websites owned by Chantal Nephin as well as the MLS, Royal Lepage sites, and OREB.

Social Media

More and more social media is playing a part in how we interact with each other and is a great way to provide information to a large number of people.

Today’s listings need a social media presence; your home will be featured on prominent social media sites such as Facebook, Twitter and Google+.

Blog

Search Engines love Blogs and index their information much faster than a typical web page. As part of my marketing campaign I will be blogging a press release of your listing. Within 72 hours, typing your property address into Google will result a 1st page result for your home.

My Blog also features real estate stats and news, community information, upcoming events in your neighborhood and more.  People subscribed to my Blog as well as visitors of the website will all be exposed to your listing information.

Mobile Marketing

With smartphones now in almost everyone’s pocket, mobile marketing has become a necessary tool for selling real estate.

My property signs and marketing materials all contain a unique QR code. When buyers scan this code with their smartphones, your complete property information including pictures is uploaded to their phone and made available for instant viewing.

Each week, we send out emails to Ottawa area home buyers  Potential buyers use our website to save predefined property searches and receive automatic updates when new listings meet their criteria. When listed with Chantal Nephin, your home is prominently featured in all these emails.

Brokerage Previews

Before introducing your home to the general public, Chantal often will hold a private, sales agent only preview of your home. Top agents from all the brokerages in the area are invited to look at your home and provide their feedback.

Previews are a great way for agents to remember your property when showing active buyers around your neighborhood.

Private Showings

All of our showings are professionally scheduled by our office or a 24 hour call center outside of office hours. Buyer agents never get a voice mail or busy tone, and no showing is denied unless you specifically reject it. Every showing is tracked and feedback is provided for your consideration.

Security is one of our top priorities while selling your home. If requested I can use a digital lock boxes on your listing.  With these smart lock boxes only licensed real estate professionals have the ability to access your property. Each time the lock box is used a digital fingerprint is stored and time stamped ensuring only those that were given permission to your property are allowed to enter.

Open Houses

Many buyers only have the weekend to look for a home and open houses make it convenient for them to tour many homes in a limited time frame   Open houses are a great way to introduce your property to a broad range of buyers.

Chantal provides each attendee of your open house with a survey to fill out as they view your property. This information helps pinpoint serious prospects and provides valuable feedback on the property. The information summarized and provided to you for your consideration.

In addition to being advertised on the MLS, in our newsletter and blog, open house information is included along with our listings for syndication on our partners’ websites.

Print Advertising

The reality is print advertising is not an effective medium when it comes to selling homes.  According to a study by the National Association of Realtors (NAR), less than 5% of all buyers first saw the home they purchased in a print newspaper advertisement.

The truth is the great majorities of buyers use the internet to search for properties.  Stats show print media ranks dead last when it comes to a buyers finding a home.  Searching via the internet, receiving info from their Realtor, visiting open houses, or calling a yard sign all rank ahead of print media.

Print advertising still plays an important role in my marketing plan but I think it is important to set expectations upfront. While I do sometimes run advertisements in targeted print publications, they are often non property specific ads published to re-direct those buyers to the online media where the listings are presented.

Brochures, Post Cards & Direct Mail

Our stunning 11×17 brochures spotlight your home, setting it apart from others on the market.

More than just professional photos and a property highlights, our brochures include mortgage payment information specific to the home as well as valuable neighborhood information on nearby parks, schools and entertainment.

The brochures also contain WalkScore ratings and QR codes for quick access to additional photographs and property information on your mobile device.

These stunning brochures are left in your home for potential buyers to take home from open houses and private showings.  A pdf feature sheet is also sent to neighborhood agents and to prospects that call or email about your listing.

I also send out a “Just Listed” postcard to all the residents in your immediate neighborhood debuting your property. Our postcards invite your neighbors to share your home with their friends and we make it very easy to schedule a private showing or request more information.
